Lot & Builder Questions

What is the average lot size? Well, we have twelve different builders, and lot sizes vary with the type of home that is built. These range from small easily maintained lots to almost 1/4 acre lots for larger homes and custom lots. Choosing a lot near open areas will give you the feel of a larger lot. Also remember, we will have 1,000 acres of “backyard” (open space) in Daybreak!

Can I put up a fence for my dog and can I have pets? We have a fence guideline as part of our Community Covenants and Restrictions. Homeowners can put up 6 foot privacy fences and in fact they do! Fences are designed to recede into the background and they become something that people just don't notice here.

Residents are able to have the same number of pets in Daybreak as allowed in residential neighborhoods in South Jordan, two dogs and two cats. Daybreak, just like South Jordan, requires dogs to be on leashes and for owners to clean up after them. South Jordan also bans Pit Bull Dogs.

Can I get a 4 car Garage? Both Bangerter Homes and Rainey Homes, have 4 car garages!

Who are the builders? What types of homes are available? There are twelve builders in Daybreak. Home styles and prices ranges are very diverse. Refer to the printed material in the bags.

Energy Star: All of the homes at Daybreak are built to the Energy Star Rating! That means they all have upgraded windows, roofs, doors, and insulation. They also have more efficient heating and cooling. At the completion of the community, that equates to an approximate greenhouse reduction of 55,495 metric tons of carbon dioxide equivalent annually- or taking 20,000 cars off the road each year.

Park & Open Space Questions

Where is the Golf Course? At this time we do not have a golf course in the master plan. After lots of planning, we decided to build a “lake, and open space with trails”. There is an existing golf course just north of 102nd (Glenmoore). Our lake will actually provide a recreation space that is more accessible for a larger number of people. And, did you know that our lake is more water wise than a golf course? Golf courses are big consumers of water resources.

Why are the Open Areas “unkempt”? We are planting a water wise “Native Utah Plant Scape” in our passive Open Space areas where many of our trails are located. These are designed to “hold” water in the event of rain storms, and to tolerate long periods of little or no rainfall. These plants are a little harder to establish, but in the long run they will save so much water as compared to the average “water hungry” landscape. If you check out some of the open areas in Founders Park Village you will be able to see what terrific walking places we are creating. (We will have more than 40 miles of trails!)

What kinds of parks are at Daybreak? We have a great variety of parks for our residents. Everything from Community Gardens, to Basketball, Sand Volleyball, a Splash Park and Pocket Parks, are located within walking distance for residents. The Pocket Parks have play equipment, park benches, and picnic pavilions.

How many trees are in Daybreak? To date we have planted over 8,000 trees! We anticipate that we will plant 100,000 tree's when Daybreak is completed.

How many miles of trails are there? There are approximately 22 miles of trails in Daybreak already and many more to come! Most of the trails have a hard asphalt surface.

Amenity & HOA Questions

Where is the swimming pool? We have built a “splash pad” in Founders Park Village designed for small children. July 4th 2008 will be the opening day for the 3,500 square foot pool in Eastlake. There are plans for additional pools in future villages.

What are the HOA Fee's and how high will they go? Currently our Homeowners pay $80 per month for single family homes. Billing is on a quarterly basis. The assessment is higher for Townhomes and Condo's to cover group insurance and maintenance ($168-$185 for Condos and $146 for Townhomes). The fee is divided into 2 parts: a). $45 for all of the amenities, things like the trail system, parks and the Recreation Center and monthly resident events, b). $35 for Qwest High Speed Fiber Optic Internet service. These rates are evaluated yearly by the HOA. The association is very careful when adjusting the fee's each year. For instance, from 2007-2008 the fee went up $2.00 with the addition of the first swimming pool.

Where is the tennis court? The first tennis courts will open next to the pool in Eastlake Village this summer (2008). More are planned for North Shore in Church Park.

We are anticipating all kinds of terrific parks for Daybreak Residents. North Shore Village will be amenity rich like Founders Park and Eastlake and will have recreational opportunities to compliment all the other parks.

Can I have a Satellite Dish? We don't allow large dishes, but small dishes can be mounted in an obscure location that is not visible from the street.

Can I park my RV in my yard or can I get a large garage built on my property? We don't allow home storage of RV's or Boats unless they fit in a normal garage. We do have a nice fenced and secure RV Storage area on 118th. The prices are very affordable and range from below $20 to $40 monthly, depending on the size of the space.

Where can I get a copy of the CC&R's or Covenants and Restrictions? There is a website for the Home Owners Association. It is called Daybreakliving.net The CC&R's are posted on the site.

Church Questions

Where is the LDS Temple and will the traffic impact Daybreak? The Temple is located on the eastern most point of Daybreak. Most visitors to the Temple will enter the parking areas from 4000 West. Daybreak residents will have access through private drives on the west side of the building.

Are there any other churches besides LDS? Currently, South Mountain Community Church meets at the Daybreak Community Center. On the North end of Rubicon Drive near the North Shore Model Village a new Interfaith Chapel will be constructed. The architectural plans are still being considered and the construction schedule has not been announced.

Lake Questions

How big is the Lake? The lake is about one mile from the north to the south. It will eventually cover about 67 acres. The lake, park and wetlands will comprise about a 137 acre Open Space Area. By comparison, Sugarhouse Park is about 110.5 acres.

Where did the water come from? The water is actually irrigation water from Utah Lake. It is pumped up to Daybreak through a sand filtration plant and that is why it is so clean and clear! The water has a 3-4 foot clarity!

Can I bring my boat to the lake? Yes, if it is a non motorized boat! We allow canoes, kayaks, paddle boats and small sail boats. We will have some boats for our residents to use and may eventually have a rental program for the public.

Can I fish on the lake? We put 250,000 fish into the lake in the spring of 2006 and they needed a year to adjust to their habitat and spawn. Then in December of 2006 trout were introduced. Trout will be stocked each year. Fishing began on April 15th 2007. Trout will be “catch and keep”. The other fish species we stocked include: bigmouth bass, channel catfish, fathead minnows and bluegill. These fish are to be “catch and release”. The Division of Wildlife Resources manages the lake for fishing. Licenses are required.

Can I bring my Jet Ski? Or Windsurf? No not at this time.

Environment Questions

What happened to the “tailings”? What was this property used for? The tailings were never at Daybreak. They are located in Magna. This property had water evaporation ponds for the mine for several years. That practice was stopped in the 60's and Kennecott Land worked with the EPA to remove any of the contaminated soil left as pond sediment. Where does the drinking water come from? Our water comes from the Jordan Valley Water Conservation District. It comes from the same source as all of South Jordan, and the surrounding communities of Herriman, Bluffdale, and Riverton.

I have heard that kids can't play in the soil, and that people can't eat the veggies grown in the soil here at Daybreak. The soil is fine at Daybreak! Several of the Kennecott Land Employees have homes at Daybreak and they have complete trust in our project. We now have over 200 community garden plots as well!

I heard that there is a disclosure I have to sign and that if I get Cancer from the soil, I can't sue Kennecott? There is nothing in the disclosure about Cancer. Copies of the Disclosure forms, are available at the Information Pavilion. Actually, in other states, Disclosures are a common practice. Ours includes all kinds of information from everything about airline flight patterns to the amount of open space. We are not trying to “hide” anything from our buyer; we want to provide all of the information pertinent to our customers.

Who are the Residents at Daybreak?

What do all of these people do for a living? Are there new jobs in Salt Lake? Actually, Salt Lake is growing! Our residents have all kinds of employment from being teachers, police, engineers, software designers and on and on. We have a very diverse population.

Where are the residents coming from? Our residents are from Utah, the US and Worldwide!

Is there anyone my age? Because we have such diversity in home types here at Daybreak, we really have something for every stage of life! We enjoy a broad range of ages, everyone from those just starting out to those downsizing!

Access to Daybreak Questions

How are all of the people going to get in and out of Daybreak? The roads don't look big enough. Kennecott Land works closely with the Department of Transportation. We look at the “big” picture with the State and Local Governments to develop a comprehensive road and transportation plan. Did you know about the Mountain View Corridor that would go from below Point of the Mountain up to I-80 (west of the airport)? Also, in 2010 the Mid Jordan Trax line will be in operation. It will go along the Old Bingham Highway over to Murray. Construction of the station, parking lot and extention of Grandville Avenue have already begun. The extention of 114th South to I-15 will also be starting soon, as well as the widening of 104th South. Both projects are expected to be complete by 2010. The roads in Daybreak are too small, how can I quickly drive through the neighborhood? The roads in Daybreak are planned for people, the design forces cars to proceed at a “neighborhood” appropriate speed.

Where do I park my car? Cars can park along the street and we do have public parking areas. Most people park on their driveway or in the garage.

Commercial Real Estate

When will the first stores come to Daybreak? And what kinds will they be? At this time we have only two confirmed tenants “Kennecott Land” and a Rio Tinto office complex for over 600 employees. We have not secured any other tenants yet. We plan to have a small neighborhood market, small shops and restaurants in the first Village Center. This will be located in the lot just south of the lake and north of The information pavilion. The size of this first Village Center will be similar to the 9th and 9th area of Salt Lake City. The second Village Center in North Shore will be like 15th and 15th, just a few shops on the corners of an intersection.

Daybreak Elementary & Community Recreation Center

Where will my kids go to school? Daybreak residents are part of the Jordan School District. Our elementary students attend “Daybreak Elementary” in Founders Park Village. And the new Eastlake Elementary in Eastlake Village will open this September. Boundaries are determined by the Jordan School District, and are subject to change as new schools are built. The middle school students attend “Elk Ridge Middle School” located just north of Daybreak on 9,800 (98th) and Bangerter Highway. High school age students attend “Bingham High School” located on 104th South (north of Redwood Road).

We have planned for several school sites (elementary, middle and high school) and we are working with the school district on future planning.

The design of Daybreak Elementary is very innovative, classrooms are arranged in “pods” so that grade levels have an area all their own. Teachers have joint planning space. There are bathrooms in each of the classrooms as well as in the hallways. There are lots of windows, creating natural light so it saves electricity, and the building has “ground source” heating and cooling as another energy saving feature. The School and the Rec Center just received SILVER LEED Certification.

There is also a new Catholic School, Saint Andrew's, that is just east of Daybreak on 118th South. It is slated to open in September 2008.

Is that safe to have the public able to walk into the school and the recreation center? We have been open for three school years, and have had no problems with security as there is a check in procedure for all visitors. The school district is very happy to have access to the center for their students. They especially enjoy the stage and large space for special programs!

Who has access to the Daybreak Community Center? Only Daybreak Residents and parents of children who attend the school (with proper identification) can use the Community Center. There is a reception desk and all persons entering must obtain a “bracelet pass”. Anyone that enters the school from the Community Center, must also check in with a hall monitor. Non-resident users, whose children attend Daybreak Elementary must pay for a membership.

What kind of equipment is in the Center and what kinds of classes do they have? The building has a nice running track, a full size gym, a dance studio, a bike spin lab, and lots of workout equipment, including treadmills, bikes, weight machines and more. It has been extremely popular with all residents as classes are also available. Those range from Yoga, dance, and aerobics, to drop in basketball and music lessons.

The Homeowners Association uses the building for lots of activities. Too many to mention all of them. For instance, they had a Cinco de Mayo party, a St. Paddy's day luncheon, a Valentines Party and also a Christmas Event. Find out more on the HOA Website, Daybreakliving.net
